Ask the Experts > Cracks in Foundation

Hello, I am building a new home and we are currently at the framing stage. It's a bungalow and the main floor is framed and they are now moving to the roof. I noticed a couple of days ago that the basement floor has 2 large cracks in it already. They are 10-15 feet long and maybe a 1/4 inch wide. They run across the two back corners, it's as if two triangles are breaking off of the back of the house. How normal is it to see cracks in the foundation and should I be worried about why it's happening or if it will happen in the future when I have the basement finished?

Robert, small cracks (1/4") in basemernt floors are not uncommon especially when the concrete is still drying and the gravel and earth underneath settle. If the cracks are in one corner,I would watch what happens to the walls in that corner. If large cracks appear in the wall, you might get into water penetration problems and that could also be a sign that you have more than normal settling. Good luck in your new home. Paul Pettipas,CEO,Nova Scotia Home Builders' Association
